♠ Posted by at Saturday, December 26, 2015 in ,,,,,,
Today we are going to introduce the successful fashion blogger Fabiana Ferrara, the founder of http://mollyff.blogspot.it.  Interview is a great way to know the person, her career, life journey and achievements.

Interview with Fabiana Ferrara

1) Please tell about yourself?
I am a Italian blogger, although I do not usually label myself in this way.

I am a very simple girl, graduated in art and who leads a very quiet life.

From an early age I have always been very unsatisfied and unsure of my figure, so I started to get closer to the world of beauty and to inform myself as much as possible.

Currently, beauty is one of my major interests, and a year and a half ago, after have reflected a lot, I decided to create a blog MollyFF where I write about beauty, make up and not only.

2) How to get an idea to make your own blog?
The idea to make a blog was born from the desire to put myself in the game, to share my thoughts and knowledge with people who have the same interests.

3) Can blogging is a good career option, what is your view?
My opinion is blogging could be a good career option. For many girls it was so, but it's not always easy to make a career in this way, so I think that there is no need to put everything on blogging. Personally I live blogging as a pleasant hobby.

4) Which are your favorite blogs?
Around there are surely many interesting blogs, but honestly I haven no particular favorite blog.

5) How much time do you spend for your blog daily?
I spend for my blog about an hour and a half daily.

6) How much time you spend on social media for your blog?
It depends.. approximately half hour / 1 h per day.

7) Tell more about you like your hobbies, passion, experiences
Beauty is not my only interest. I have always been a lover of art and everything that can excite. When I have time I like to devote myself also in painting canvases, drawing or trying new artistic techniques.

In addition, as Italian, one of my passions is food, I have a little complicated relationship with it. I love to eat but unfortunately I can't do it forever.

8) Your message for our readers
It’s always good to know how to take care of our appearance in order to look our best, even if beauty it’s not everything.

The best thing is to accept yourself and to like how you are, even if not everyone is able to do this, I'm still working on it. We have to dig deeper and find the beauty in our mind, not only esthetically..
Beauty is not only constituted by appearance, but also by the content. The combination of these two things is worthy to be called Beauty, the real one .
This is a concept that was always taught by my parents, but I learned that just maturing.

After New York, London and Sydney, Chinese developers train their eyes on Indian real estate market

Chinese developers are fierce and determined about expanding their horizons and establishing their presence in all the leading real estate markets across the world. And now they have trained their sights on India as their next big market for commercial and residential real estate development. Chinese developers are on the lookout for investment opportunities in India and are awaiting news about potential deals for development of large scale residential projects and townships.

As of this year alone, China’s investment in foreign markets has risen by approximately 50% with London, New York and Sydney being the prime destinations. With over $15.6 billion dollar investments in foreign real estate, they aim to go bigger and better with the Indian markets.

Chinese developers see great potential in the Indian real estate market. It is their expectation that real estate in India is all set to see massive growth in the next ten years just as China witnessed in the last decade. The Dalian Wanda Group, one of China’s prominent developers has announced that they intend to invest $10 billion in India in its first phase over the next ten years. These investments will focus on the construction of multiple industrial townships and other retails properties.

One of the primary reasons for the influx of these investments is the potential for growth displayed by the Indian real estate sector. Developers are convinced that the Indian market is all set to zoom up to great heights in the years to come and may become a leader in the global real estate market. Besides the larger names who are investing big bucks, the smaller developers within China too are urging their partners to look for investment opportunities in India.

Experts at the international consultancy firm JLL believe that India could see an inflow of investments amounting to $3-4 billion in the next 3 years alone.
One of the other factors that could be a large contributor to the new interest shown by the Chinese developers is PM Narendra Modi’s recent visit to their country. The prime minister has proposed for Chinese investments in the Indian market with the hope to fill up the widening trade gaps. If the media is to be believed, there is news that deals worth $22 billion have been signed with Chinese developers during Modi’s visit to China alone.

And now with the relaxed norms for foreign direct investments in real estate, India has opened up more to the interest of international developers. With India’s real estate and infrastructural sector in need of funds, this news about China’s interest could be the spark it needs to burn bright once again.

And with China, it is clear that the investments will be large scale. Chinese developers are expecting to build big projects in the country and are expecting substantial return on investments as well. Scale will be crucial with these new projects and Mumbai, Delhi and Kolkata may be the first few cities to witness the developments.

With Chinese investments flowing in, it could only be a matter of time before India’s real estate market marks its place in the global realty trends.

Faridabad Set To Witness Real Estate Growth With The Arrival Of Metro Connectivity

With Gurgaon already reaching its saturation point in terms of real estate investments, buyers as well as investors, have a new window of opportunity in the neighborhood. Faridabad, now with the functional Badarpur-Faridabad Metro line, has a lot to offer in that regard. Considered to be Delhi's second satellite city, Faridabad has a great shot at reviving its real estate growth and promises a new avenue for greater returns to the investors.

Delhi Metro's Faridabad Corridor happens to be the first mass transit system with a metro line of 13.87 kilometers resulting in an upward surge of property prices in the area. As an investor, you now have an opportunity to get affordable luxury residential projects, access to a better lifestyle, and avail the advantage of better returns.
Post Metro Line – What Are The Changes?
Other than better connectivity to places like Delhi, Gurgaon, Ghaziabad, and Noida, brokers are positive that the metro line would also bring an about a shift in the property prices, which certainly looks set to increase multifold in the coming months. Presently, the rents of homes are on rise post this introduction.
The demands for houses in this quasi-industrial area is set to be on a rise, owing to its proximity to New Delhi, as well as its connectivity to the main highway NH-2. Since the new metro connects Sarai, NHPC Chowk, Bata Chowk, Escorts Mujesar, and Old Faridabad, the prospects for the real estate growth in this region appear to be positive for investment purposes.
Future Prospects For Investment
The establishment of a metro line is turning to be a major impetus behind property demand in this area, as has been pointed out by Anuj Puri, Chairman and Country Head, JLL India. The metro would open up a fresh demand for properties and real estate investment in the areas surrounding South Delhi. This in return, would most likely, also increase prices in the overall submarket for medium and long-term periods of investment.
As an investor, you have the opportunity to propel your earnings with this project since the demand of properties around the area would steadily increase. With further expansion of the metro line and possible connectivity enhancements, the future has never looked brighter for Faridabad as far as real estate development goes.
Connectivity and Real Estate Growth
Seeing that the dilapidated transport services have received a fresh vibe, the investors are hopeful that the metro line connectivity will escalate the prices as well as the demand of the property in this area. You have a chance to increase your returns by investing in the areas around the metro line, as the marketers are touting a steady rise in even the rents of the buildings in Faridabad. The Badarpur-Faridabad Metro promises a positive real estate growth in this industrial area.

So, if you ever needed convincing to invest in Faridabad, this is the cue you shouldn’t miss out on. In case, you are ready to brave the tide and make an investment, be sure to check out commonfloor.com, an online housing portal, to get all the details from property listings to asking prices.

Are you looking to invest in real estate to earn considerable returns? Well, then you must definitely consider these 5 cities.
Investing in real estate is always a risky proposition. Apart from the capital, a real estate investment also requires you to consider a number of other factors like the location of the property, how the market condition is, legal issues if any and so on.
To make the entire process easier for you, we have compiled a list of top 5 cities that offer the best returns on your investment.
1.     Hyderabad
Hyderabad witnessed a whopping drop of 30% in the number of new property launches in 2014, which resulted in realtors incurring huge losses. This fall has had huge repercussions on the real estate scenario in the city with the cost of properties reaching a new low. So, if your plan is to invest in a house the market’s volatility can work for your gain as you could practically buy a premium residential property at a cut-price deal. Once the market goes to self-correct mode, you can sell off the property for a great profit.
2.     Delhi-NCR
The National Capital Region has seen immense development over the past few years. This is due to the easy availability of housing and employment opportunities. The completion of the Greater Noida and Dwarka Expressway, along with the metro corridor has considerably improved the city’s connectivity to all the major hubs in the region. Although the city of dreams is considered to be highly congested, key areas like Bandra, Mulund, Chembur, Kanjur Marg, and Lower Parel  offer a lot of profitable investment avenues. So, if you are considering investing in a residential property, Mumbai should top the list as the returns guaranteed will be unmatched.
    4. Chennai
It comes as a bit of a surprise that several real estate experts and commenters are vouching for the real estate feasibility of Chennai. According to a recent research, Chennai’s real estate market has seen a constant appreciation over the last few years. The rental house rates have also decreased by about 9% from 25% to 16%  in the last year alone. So make it a point to check out the investment options available in Chennai before you take any decision.

A checklist to keep before looking for cheap rented apartment

♠ Posted by at Wednesday, September 09, 2015 in ,,,

A new city means a new house, a household and a great deal of initial hiccups. It can be about not getting the appropriate apartment that suits your price range or the neighborhood being too loud. In most of the cases where people look for flats on rent in Mumbai or other metro cities, the choices remain limited owing to the preferences they carry. However, Grabhouse.com, India’s first broker free housing portal shares a checklist that can help in making better decisions while choosing a flat on rent.

There are few things that you should keep in mind while selecting an apartment to live in, based on your preference and affordability.

While it is true that based on our assumptions, we try to select places whose rentals are on the higher side because they will be clean and not a dump. However, if you try to find a little harder, you may end up with a list of apartments which is available at basic and affordable rates, are clean and have all the amenities. The apartment rent may be low because the owner might have decided so.
Since all of us are now dependent on internet search engines for anything that we need to know or find out, it is better to look for houses or flats in Mumbai or other cities in websites that are verified by real estate owners or other authentic sources. Take this step to avoid getting into any kind of scams or other legal issues pertaining to the apartment you wish to take up on rent. Always check from resources like tenants who have already lived in the apartment or some other resources.

Real estate experts also suggest that it is better to take a walk through the building and apartment complex when you are in the premises to check the flat. It will help in getting a better understanding of how the surrounding are, if the parking space provided with the flat is good, etc. One might prefer a relatively silent neighbourhood but the apartment might be located in a busy neighbourhood. This will help in making better choices.

It is always better to inspect the interiors of the house before you decide to actually take it up on rent. The house may require repair work or you may require somethings that the owner has to include. While inspecting the house, make sure to take along a friend or a family member so that both of you can conduct a thorough inspection and check everything.

After you have decided the house which you want to take on rent, make a quick enquiry about the additional costs that might have to be paid by you. These may include the utility charges such as electricity bills, water bill, apartment maintenance charges, parking fee and other charges. The owner may not include them in the rent amount but you may be required to pay them separately. Some of the apartments also charge moving charges and elevator fees, which might be included in the lease or rental agreements provided for the flats and apartments on rent in Mumbai. It is, therefore, always better to read through the documents carefully before signing them and get clarifications on such kinds of charges before taking up the place.

Cops go shopping with goon, suspended

Allowing a prisoner to buy them shoes got some cops the boot on Friday. Six Delhi Armed Police cops and five Agra cops, who went shoe-shopping with gangster and carjacker Manoj Bakkarwala on their way to a court hearing, have been suspended.

The cops entered a shoe showroom in Agra and let the Tihar inmate, who is fighting several cases of kidnapping and murder, order a dozen shoes for himself and his escorts.

The owner of the showroom, seeing the bizarre sight of a handcuffed criminal shopping with policemen, informed friends in the media. Policemen from Delhi, sensing that trouble was  brewing, quietly withdrew into the car provided for the criminal's safe transport to a district court while the Agra policemen stayed on.

Bakkarwala heads a gang of vehicle thieves operating in several states and has more than 300 cases of theft in his name.

He has outsmarted policemen in the past, escaping on three occasions. Delhi Police had brought Bakkarwala to Agra on Thursday for a court hearing on murders that occurred in Agra's Jagdishpura in 2010, SSP Agra Rajesh Modak Told TOI.

Bakkarwala has allegedly killed members of his girlfriend's husband's family in Jagdishpura, Modak Said.

The hearing ended at around 11.30 am. The policemen then took him to a shoe showroom near Anjana Talkies. he was escorted back to Delhi by train at 1.30 pm.

The incident has caused major embarrassment for the Delhi Armed Police, already under pressure for its handling of Tuesday's clash inside a jail van tht led to the death of two inmates.

Bakkarwala is onot just any other vehicle thief. His driving skills are said to be extraordinary and he is known for his flamboyant lifestyle, sources said.

He is choosy about the cars he robs, dealing only in SUVs that cost over Rs 10 lakh. He also chooses holiday resorts as hideouts. HIs T-shirts are all priced above Rs 2,000 and he wears jeans that cost anywhere between Rs 4,000 and Rs 10,000 added.

Thursday's incident is not the only case of escort officers falling for shopping offers. Paras Vikram - killed in Tuesday's gang war- had escaped three years ago when policemen escorting him to New Delhi railway station for the trip back to a Punjab jail agreed to stop at a Reebok showroom so he could buy them clothes.

Moving With a Pet into Your Rental Home

♠ Posted by at Saturday, August 29, 2015 in ,,,
Whenever there is moving involved, people consider it no less than a chore that also calls for careful planning and execution. Added to this chore, to ensure that pets too fare well calls for extra planning which can often be stressful for all the parties involved. The very first step in moving with a pet into a rental place is finding a pet friendly place, which is easier said than done. It calls for more time, organization, persuading skills and limits overall options available for renting. However, there are certain flats on rent in Pune, which are pet friendly. Understand that working with a pet friendly landowner is going to make the whole process less stressful for both the tenant and the pet.
Always remember that it is best to be upfront about the pet and one can prove about the pet’s behavior through paper work, which would also include vaccination details. Best is if one can provide references from past property owners, neighbors and vets, and even obedience trainers about their positive experience with the pet involved. When booking the flat or apartment, it is best to look for housing, which would come with fenced yard, a neighborhood that has plenty of walking options or best a dog park. It is best to avoid renting homes that are on heavily trafficked roads.
Moving in with pets
Moving with pets isn’t always as easy as a walk in the park. As with kids multiple things needs to be considered before boarding the plane or car to head to your next destination. Depending on the distance, there may be the need of a pet carrier for the transportation of the pet. If that is the case, the pet should be comfortable travelling in that, therefore ensure that the pet is calm about the fact. This also avoids trauma for the pet.
If there is plane travelling involved, it is best to double check on the travel policies of the airline services. Restrictions and conditions should also be checked before making any reservations. If needed be, the vet can be consulted to provide sedatives for more comfortable travel. The cat or the dog should also be groomed before the trip.
Once these preparations have been taken, on the moving day, it might be stressful for everyone involved and pets being pets pick up on the high levels of energy in the air. Therefore, it is best to keep calm and stick to the normal routine, not changing any voice or body language in any form. Affection and praise assures the pet that nothing bad is happening or going to happen. Supply the pet with food, water, favorite toy and the crate if there is one.
Once the pet has arrived, despite allowance of pets in metropolitan cities where flats on rent in Pune, Mumbai and Gurgaon getting used to a new area can be unsettling and disturbing. Wait and restrict the pet in one room till everything has moved in and there can be some form of order which is beginning to settle down. Once the pet has arrived, ensure to keep everything ready on their arrival, food, water and favorite toys.

Once this has been done, the pet can be released to explore. Familiarity through food, water bowls and favorite toys will help settling down. Begin arranging for the pet also when arranging your rented house. Thoughtful preparation can make experience better for both the pet and family members.

How to Do 500 Times Better than AdSense

♠ Posted by at Friday, August 28, 2015 in ,,,
Right around a year ago now, I made my first cent online. It was literally a cent — $0.01 — and it showed up in my Google AdSense account after a certain number of people had viewed an ad for dog food or a shiatsu massager or whatever on my old humor blog.
That first cent was exciting, because it proved that you really could make money online in the way it seemed that everyone said you could — by creating sites populated with ads, and then sitting back and letting the earnings pile up. Then, if the gurus were to be believed, it was only a matter of time before I would be living in Hawaii, while bikini girls used the Mona Lisa to wax my Lamborghini.

101 Ways to Make More Money with AdSense

♠ Posted by at Friday, August 28, 2015 in ,,,

The Ultimate Guide to Maximizing Your Display Ad Revenue

Display advertising is the primary monetization strategy for many online entrepreneurs, in part because there are extremely low barriers to entry (both technical and otherwise). While some larger Web properties have entire sales teams dedicated to selling ad inventory directly, smaller sites tend to rely on ad networksto provide the demand. More often than not, that involves using Google’s AdSense platform.
AdSense is a revenue stream that takes only a few hours to activate; the ease of capturing that first dollar of revenue is a big draw to the platform. But optimizing AdSense to make sure both your visitors and advertisers get the most out of your site is a much more involved process that requires creativity, analysis, and an ongoing willingness to experiment. Below are 101 tips, tricks, suggestions, and resources to help you get more out of AdSense

DRDO-Ramdev to make, market herbal products

♠ Posted by at Tuesday, August 25, 2015 in ,,,,,,
After lending its might to the International Yoga Day, the country's defence establishment has now tied up with Patanjali Yogpeeth of yoga guru Baba Ramdev for manufacturing and marketing some of the herbal supplements and food products developed by DRDO.

An agreement of this effect was signed between DRDO's Defence Institute of High Altitude Research (DIHAR) and Patanjali Yogpeeth in the presence of defence minister Manohar Parrikar, Army chief General Dalbir Singh Suhag, DRDO chief S Christopher and Ramdev in Leh.

The move will enable herbal products developed by DRDO- which is into making everything from juices and mosquito repellents to strategic missiles and fighters despite criticism- to get more customers in the civilian market, said officials.

under transfer of technology, scientific know-how for manufacture of five products developed by the Leh-based DIHAR will now be given to Patanjali Yogpeeth, which too manufactures herbal products and food products with an annual turnover of Rs 2,000 crore. NY counters critics, stages topless parade

♠ Posted by at Tuesday, August 25, 2015 in ,,,,,

Dozens of bare-chested women taking part in the 'Go Topless Pride Parade' took to the streets of midtown Manhattan to counter critics complaining about topless tip-seekers in Times Square.

Appearing bare-breasted has been legal in New York since 1992. But mayor Bill De Blasio and police commissioner Bill Bratton say the body-painted women in the square who take photos with tourists are a nuisance. Sunday's parade was among dozens of such events in about 60 cities celebrating the worldwide Go Topless Day. Two Dutch tourists relaxing nearby said they didn't understand  all the fuss. There are more important things to worry about than nipples. Why do you need to march if it is already legal, said Paul Martin, 37 of Amsterdam.

Ashley hack resulting in suicides

♠ Posted by at Tuesday, August 25, 2015 in ,,,,
At least two people have killed themselves after falling victim to the hack on the Ashley Madison website, Canadian police said.

Today I can confirm that Avid life media is offering a $500,000 reward to anyone providing information that leads to the identification, arrest and prosecution of the person or persons responsible  for the leak of the Ashley Madison database, said acting staff superintendent Bryce Evans.

He said the announcement was made at a news conference at Toronto Police Headquarters. It comes a week after hackers released detailed records on millions of people registered with the website. The release of the material followed a break-in  at Ashley Madison's parent company, Toronto-based Avid Life Media Inc. The website, whose slogan is 'Life is short. have an affair', is marketed to facilitate extramarital affairs, AP reported.

Meanwhile, another report said a US police officer from Texas had taken his life, days after his name was linked to the website. Captain Michael Gorhum, who had served for 25 years with the San Antonio Police Department, killed himself last week.

Police in Canada announced they were establishing a social media account to handle tips and answer questions on the issue. This hack is one of the largest data breaches in the world, AP quoted Evans as saying. This is affecting all of us. The social impact behind this leak, we are talking about families, we are talking about children, we are talking about wives, their male partners, he added.

Evans said criminals are attempting to extort Ashley clients by threatening to expose them unless payment is received.

Real Estate, Metal Stocks worst hit in Indian Market

♠ Posted by at Tuesday, August 25, 2015 in ,,,,
However; for the time being India is most likely to be bracketed along with fundamentally weaker emerging markets like China, Brazil and Russia because of the risk avoidance attitude among foreign fund managers.

Fundamentally nothing has changed in the Indian Market in the past few weeks. Today's fall was led by a global risk-off mood that has set in with the US and Europe falling, mirrored by the regional markets, continuing weakness of the rupee and at the same time redemption's from exchange traded funds , said Avinash Gupta, MD & head of institutional equity sales, Bank of America Merrill Lynch. There is still room for markets to correct further but a sustainable pullback before the September 17 US Fed announcement is looking unlikely. Some global investors are likely to take a stock specific approach, that is buy into stocks that they believe in and which have particularly been beaten down recently, Gupta, who heads one of the largest foreign broking operations in India, said.

In the Indian Market, real estate and metal stocks were the worst hit. Dealers said real estate stocks too showing weakness, the already struggling real estate sector may see its troubles aggravating while metal stocks crashed on fears that China, the largest importer of metals till recently, will cut down on its consumption of commodities drastically. Globally commodity prices are hovering at levels not seen since 1999  though gold, considered a safe haven during uncertain times, recorded a smart recovery. The day's selling erased about Rs 7 lakh crore from BSE's market capitalization, now at Rs92.4 lakh crore. After about two months BSE's market cap has again fallen below the Rs 100 lakh crore mark.

Monday's sharp fall, that saw several of the midcap and small cap stocks crashing over 20% each, may also lead to margin selling of stocks of speculators by broker on Tuesday morning. At times of sharp dips in stock prices, if speculators who had bought stocks on borrowed money can not make up for their losses, brokers are forced to sell those stocks to cut further losses. Such selling , called margin-based offloading, often pulls the market even further down, thus delaying a recovery.
